Multitaskers Pro

The product

Don't take our word for it. Tour the product.

Multitaskers Pro replaces the patchwork of portals, spreadsheets, and inboxes with a single AI-native system of record. Below: the real product, illustrated panel by panel from what actually ships — equally at home with a garden-style apartment community and a retail strip center.

Residential and commercial buildings in a city block

One system of record for every property type

Reporting suite

Owner-ready reports with definitions you can defend in front of a CPA. Revenue, expenses, net, and collection rate over 30, 90, or 365 days — per-property breakdowns and print-clean PDFs for statements, lenders, and tax season.

  • Financial: revenue vs. expenses by month, by-property P&L table
  • Occupancy: portfolio rate, per-property bars, vacant units with asking rents
  • Every definition published: revenue = succeeded rent payments; collection rate = paid ÷ charged
  • Trend buckets are real ledger sums — never invented, never projected

03Portfolio

Properties & portfolio

Every property card shows what matters at a glance: address, type, unit count, occupancy, and monthly rent potential. Drill into a property for its full unit table — or import an entire rent roll from CSV in three steps.

  • Property types: single-family, multi-family, commercial — mixed portfolios welcome
  • Unit table: label, beds/baths/sqft, rent, status (occupied / vacant / maintenance)
  • CSV import: downloadable template, row preview, per-row results with skip reasons
  • Delete is blocked while a property has units — no accidental rent-roll vaporizations

Sample data. Deleting a property is blocked while it still has units (the API answers 409) — so nobody can vaporize a rent roll by accident.

04Book of record

Rent & ledger

A single ledger sits underneath everything: rent charges, rent payments, maintenance expenses. The dashboard's collection bars, the financial report, and the collection rate are all computed from the same succeeded entries — one source of truth, no reconciliation detective work.

  • Rent charges and payments post to one ledger, per property and unit
  • Collection rate = rent paid ÷ rent charged, succeeded entries only
  • Expenses post alongside revenue, so net income is always current
  • Multi-tenancy is structural: every entry is scoped to your company

Rent paid ÷ rent charged over the last 30 days — succeeded ledger entries only. Delinquency shows up here before it shows up in your bank account.

Works across residential leases and commercial structures alike — every charge and payment lands in the same ledger.

Sample data. The ledger is the book of record today — every KPI above is computed from it. Online card/ACH payment processing is on the roadmap.

05Maintenance

Service operations

Tickets arrive categorized and prioritized, each carrying its unit, property, age, photos, and a status pipeline — Open, In progress, Resolved, Verified. Resolution time feeds the reporting suite automatically, so your maintenance story writes itself.

  • Priorities: Low, Normal, High, Emergency — the 3 a.m. water heater outranks the hallway bulb
  • Closed means Resolved or Verified — nothing lingers in limbo
  • Photos attach to tickets; unit and property travel with them
  • Resolution time (reported → resolved) powers the maintenance report

Staff approves and dispatches instead of triaging

Resolved

Verified

Resolution time is measured from reported to resolved — and feeds the reporting suite automatically.

The queue your staff sees first — oldest emergencies on top.

  • ·

    Categorized on arrival

Plumbing, HVAC, electrical — every ticket lands with a category, not a vague inbox subject.

  • ·

    Prioritized for action

Low, Normal, High, Emergency — the 3 a.m. water heater outranks the hallway bulb, every time.

  • ·

    Tied to the unit

Unit, property, and age travel with the ticket, so nobody opens a second tab to figure out where.

Sample data. Priorities run Low / Normal / High / Emergency; a ticket is closed only when it reaches Resolved or Verified.

06Firm setup

Team & onboarding

A five-step wizard takes your firm from signup to a working portfolio: firm profile, portfolio estimates, team invites, and your import choice — CSV, manual entry, or later. Invite staff and admins with shareable single-use links; guardrails keep the admin roster sane.

  • Five steps: profile → portfolio → team → import → done
  • Invite by email with Staff or Admin roles; shareable link shown inline
  • Links are single-use and expire in 7 days — no email delivery required
  • Admins only can invite; no self-removal; the last admin can't be removed

Every trial: 30 days, 50 units, you as admin

Platform intelligence

The AI layer your firm runs on.

Multitaskers Pro is the same platform as the Multitaskers tenant and owner experiences — so your firm inherits its intelligence layer: a concierge tenants talk to, a copilot owners ask, a copilot your staff leans on, and a living record for every unit.

The intelligence layer

Illustrative concept

AI concierge · tenant-facing

What's my rent balance?
You're all set — Unit 4B is paid through September. Anything else I can help with?
The hallway light is out on our floor.
Ticket filed as maintenance — your building manager has been notified. I'll follow up once it's resolved.

Trained on your leases, building rules, and procedures. Answers around the clock; consequential actions wait for human confirmation.

Owner copilot · plain-language questions

Which units are underperforming?
Units 2A and 12C — vacant a combined 47 days, about $3,900/mo in forgone rent. Want a leasing-push draft?

Property passport · per unit

Unit 4B — living record

  • Nov 2024Water heater replaced
  • Mar 2025Turnover inspection — passed
  • Aug 2025HVAC serviced

Maintenance history, upgrades, inspections — one auditable record per unit.

An illustrative concept. These capabilities come with the Multitaskers platform your firm runs on — the same AI layer behind the tenant and owner experiences.

01

AI concierge

Tenants get answers on balances, leases, and policies — day or night. Consequential actions wait for human confirmation.

02

Owner copilot

Owners ask about their portfolio in plain language: “Which units are underperforming?”

03

Staff copilot

Your team asks about any unit, tenant, or ticket and gets answers from the live book of record.

04

Property passport

A living, auditable record per unit — maintenance history, upgrades, inspections.

Permissioned and auditable by design — the AI answers; your firm decides.

Commercial, properly

Not a residential tool with commercial bolted on.

Commercial portfolios run on lease economics that residential software ignores. Multitaskers Pro models them natively — and the portfolio mix on your dashboard keeps residential and commercial honest about each other.

01

NNN & gross leases

Base rent plus recoveries, modeled the way commercial leases are actually written.

02

CAM reconciliation

Common-area maintenance budgets, actuals, and year-end true-ups per tenant.

03

Zoning & signage

Zoning class, permitted uses, and signage rights stored per property.

04

TI tracking

Tenant improvements and allowances tracked against the lease, not a spreadsheet.

Estoppels, lease abstracts, and renewal options — handled as documents, not attachments.

On the roadmap

What's next — honestly labeled.

Everything above ships today. Everything below is firmly planned and honestly not built yet — we'd rather show you the roadmap than sell you a screenshot.

01

On the roadmap

Native iOS & Android apps

Staff and owner mobile apps are committed on our roadmap — push notifications, offline-tolerant field work, the full dashboard in a pocket. Today your team works from the responsive web app; the native builds are what's next.

02

On the roadmap

Online rent payments

ACH and card processing wired straight into the ledger — autopay, late-fee policy, and automatic reconciliation. The ledger and collection rate are live today; the payment rails are next.

03

On the roadmap

Open self-serve signup

Trials are currently provisioned in private preview while company-isolation testing completes. Then: sign up, invite your team, import your rent roll, and be live the same afternoon.
